The goal of any building owner/manager is to prolong their roof’s service life and minimize repairs over time. The best way to do this is by being proactive about your roof’s maintenance, and conscious of how varying weather patterns can, and likely will, affect your roof’s stability. Particularly in the winter months, as low temperatures and snowfall hit, it’s important to be vigilant in preparing for how to maintain your roof with the least amount of needed repairs – this is the time when leaks, damaged roofing and clogged drains can cause significant damage to your roof infrastructure.

Pre-Winter Inspection

It’s best to have a roof inspection prior to the winter months in order to gauge the current state of your roof. A qualified inspector will be able to identify any potential concerns in your roofing system and make focused suggestions of what needs to be repaired prior to winter weather. After this inspection, your roofing consultant can also create a plan of action for any necessary repairs, and schedule subsequent inspections to ensure any snow, ice, or wind has not caused any new damages.

Perform Routine Maintenance

After your roof inspection, it’s important to not only perform any needed repairs per your consultant’s suggestions, but also regular maintenance to ensure that small concerns do not exacerbate during the winter months. This is the time to replace damaged roofing, clear out any clogged drains, and trim tree branches near to your roof edges. This will give you peace of mind that your roofing system is safe and stable before any potential inclement weather.

Create a Snow Removal Plan

It can be beneficial to create a plan of action for when snow does fall in order to clear it off your roofing system effectively and prevent any runoff or ice buildup. This type of plan can typically be arranged with your contractor and will ensure that the roofing membrane remains stable. It can also be beneficial to inspect the roof after the first major snowfall to gauge if there are any damaged areas or ice dams that have built up. Often these remain sight unseen if the roof is not cleared of snow.
