Did you void your roof’s warranty?

Did you void your roof’s warranty?

Most of us think of a roof warranty as bulletproof protection with little to no risk or responsibility on our part. However, you may be in violation of its warranty terms and conditions without knowing it.

The fact is that the majority of warranties require building owners to implement a proactive roof maintenance plan. Without this maintenance program in place, the manufacturer can easily opt out of any warranty agreements.

Just like a car, a roof requires proactive maintenance

If you think the money you spent on a warranty will afford you years of a maintenance free roof, that’s just not the case. Just like car manufacturers, most roof manufactures have language regarding terms and conditions that will void the warranty, such as:

• Failure by the Owner to use reasonable care in maintaining the roof, said maintenance to include, but not be limited to, those items listed on Manufacture’s Care & Maintenance Information sheet which accompanies this Warranty.

• Failure by the Owner to use reasonable care in maintaining the System, said maintenance to include, but not be limited to those items listed on the reverse side of this Limited Warranty titled “Manufacture Roofing Care and Maintenance.”

• The Owner shall, at its expense, (a) perform regular inspections and maintenance during this Guarantee. (b) Keep records of all inspections and maintenance performed.

A roof maintenance program protects your roof and your bottom line

The benefits of a proactive roof maintenance approach outweigh the costs of ignoring your roof. Incorporating a proactive roof maintenance plan will not only keep your warranties valid on replacement roofs, but it will also add value to your roof assets by:

• Extending the useful life of your roofs

• Reducing leaks and the related problems and liabilities

• Controlling your roof assets spending

• Complying with warranties

• Lowering your capital costs and spending on roof maintenance and replacement

• Reducing energy costs while improving infrastructure and sustainability
