GREEN ROOFS (VEGETATIVE ROOFS)

PROGRAM ESTABLISHMENT

Various roof data is gathered at the client's facilities and input into RoofSuite® to begin the development of a comprehensive inventory database that can be accessed by the client online. This inventory serves as the cornerstone for the development of asset condition indices, projections of remaining roof service life, and roofing program budgets.

DATA COLLECTION & INVENTORY

  • Collecting as-built and historic data of roof.
  • Performing onsite inspections.
  • Collecting Severity & Quantity of Defects
  • Collecting comprehensive information from the site to develop CAD drawings.
  • Rooftop drawings are created or existing drawings are modified to capture the layout and dimensions of each discreet roof.
  • All penetrations, piping and raised equipment are located on the drawing.
  • Drawings are prepared in AutoCAD or Microstation based on site requirements.
  • All the information is gathered and processed through RoofSuite® for a full analysis of your roof assets.

ANALYSIS & FINANCIAL PLANNING

  • RoofSuite® analyzes each of the data points and develops an estimated life cycle for each distinct roof area based on the as-built make-up.
  • Based on the severity, quantity and combination of defects, the system then determines the condition of the roof. From these calculations the serviceability estimate (SE), or remaining service life, is projected.
  • Multi-year budgets are established.
  • Best course of action for repair and replacement strategies and multi-year financial planning.

DESIGN & CONSTRUCTION MANAGEMENT

  • The execution of RoofSuite® recommendations for repair and replacement.
  • Developing the design and specifications and RoofSuite® database of pre-qualified subcontractors assists with bidding and award.
  • Safety plans are developed for each site to address potential hazards or restrictions and to insure a safe work environment.
  • BTA manages roof construction contractors to assure safe practices, quality standards, work within project budgets, and project completions on schedule.

Education

A TEXTBOOK EXAMPLE OF HOW WE MEET YOUR NEEDS

One of the top 10 largest school districts in the country was seeking a way to better manage its roof inventory and effectively plan, direct and oversee its functions pertaining to the repair, replacement and maintenance of its roofs. BTA was selected as the most qualified provider to perform the roof assessment services and achieve the stated goals of the project.

BTA performed roof assessments on over 200 schools comprising over 21 million square feet of roofing. This data was analyzed by the RoofSuite® system to identify the best approach to extend the life of the school district's roofing inventory. The results of this analysis presented them with an opportunity to invest $1.5 million in strategic repairs to its roof inventory and achieve an increase in the average life span equivalent to over $8.7 million dollars in value. The graph below illustrates how the school district will have fewer roofs that will need to be replaced in the next three years - lowering their capital requirements during this time period by $3.9 million.

KEEPING STANDARDS IN CHECK THROUGH TOTAL ROOF MANAGEMENT

BTA is the prime provider of total roof management solutions, financial planning and analysis as well as roof construction management for a large governmental agency of the US., which has numerous installations comprised of multiply facilities throughout the country. Since the project began in 2004, there have been three additional facilities added to the portfolio in 2005.

BTA has used RoofSuite® to determine proactive 'optimal repair' strategies that will prolong the service life of the agency's roof inventory. Through careful planning and execution of these repairs, BTA was able to add nearly $8 million dollars in asset value to the roof portfolio over the past three years.
